Most sellers think selling a home starts with calling an agent. It doesn't. It starts with you. Thirty days is a solid rule of thumb, but depending on your situation you can move faster. The timeline exists because scheduling packers, movers, pods, and service providers takes coordination. Plan accordingly, set your target list date, and work backwards.
Step 1: Declutter, Depersonalize, Pack
Walk through every room as a buyer seeing it for the first time. Remove personal photos, excess furniture, and anything that makes the space feel smaller or cluttered. You're moving anyway, so start packing now. Less is more. Once the space is cleared, you'll see your home the way buyers will. Pro Tip: Before you get too deep into prep, tour a few active listings in your price range and neighborhood. See what buyers are comparing you against. It will sharpen your eye for what needs attention and give you a real benchmark for condition and presentation before you spend a dollar.
Step 2: Deep Clean and Address General Maintenance
A spotless, well-maintained home tells buyers the property has been cared for. Clean everything buyers notice that sellers overlook: baseboards, windows, grout, appliances, and light fixtures. Fix obvious deferred maintenance like leaky faucets, broken fixtures, and burnt out lights. With the home clean and tight, you're ready for the most important pre-market step most sellers skip entirely.
Step 3: Schedule Pre-Market Inspections
Get all inspections considered standard for your region before listing. Most areas share a common set and some have additional inspections specific to local conditions. Doing this before going live puts you in control of what buyers find and how you respond to it. The next article covers why this step changes everything.

Step 4: Professional Photography, Virtual Tour, and Floor Plan
Professional photos are worth every penny and this is not the place to cut corners. At minimum, book professional photography, a virtual tour, and a 2D floor plan. Together they present your property at its best and help serious buyers qualify themselves before requesting a tour, which saves everyone time. Aerial photos, virtual staging, and property videos are add-ons worth considering and more affordable than most sellers expect. You do not need an agent to schedule any of this.
Step 5: Get Your Pricing Right
With inspections done and photos complete, you now have everything you need to price accurately. Request a Comparative Market Analysis from a local advisor to confirm your list price before going live. Pricing is covered in detail further in this series.
By the time your 30 days are up, your property is clean, inspected, photographed, and priced. That is when you decide whether to list it yourself or bring in a licensed professional for MLS access and transaction support. Either way, you have done the work that puts you in control. The rest of this series walks you through each step.
