Your client's PropertyPage is not a supplemental marketing tool. It is the central hub where buyer activity happens, where transparency is established before the first showing, and where the transaction gets simpler for everyone. Getting it right from the start is the job.
Start in draft mode
Create the listing before anything is public-facing. Draft mode lets you build the page completely before any buyer sees it. Invite your client to view their listing as you build it. That alone changes the dynamic of the relationship and sets the tone for how the transaction will run.
Set the market date and Coming Soon status
Decide when the property will be available for tours and set that date on the listing. If your market date is still ahead of you, set the status to Coming Soon. Buyers and their agents will see it is coming, interest builds before you hit the market, and you go live with momentum instead of starting from zero.
Build the Home Facts Report
This is the foundation of the listing. Upload the pre-market inspection report, the CMA you used to set the price, and any due diligence documents that give buyers the confidence to make a strong offer. Every document buyers need lives here before the first tour. This is also where your pricing conversation with your client gets grounded in real data rather than opinion. Buyers who arrive informed make stronger offers and renegotiate less.
Have the conversation with your seller
Walk your client through their PropertyPage before it goes live. Show them where tour requests come in, how SimpleOffer works, and where their documents live. A seller who understands their own listing is a seller who stays confident when buyers push back. That confidence protects the deal.
Add professional photos, virtual tour, and floor plan Professional photos and a virtual tour are non-negotiable. A listing without them is not ready to go live. For the floor plan, download the CubiCasa app through your PropertyPage checklist and create one for free on every listing. It takes minutes and gives buyers a level of detail that makes your listing stand out before they ever schedule a tour.
Set your MLS description
If you are entering the property on an MLS, use this as the property description: "For complete property information, tour scheduling, documents, and offers visit PropertyPage.io." Every buyer and buyer agent who finds the listing through the MLS or Zillow gets directed straight to your client's PropertyPage. That is where the Home Facts Report lives, where tours get requested, and where SimpleOffers get submitted.
Go live
When everything is in place, switch the status to Available. Tour requests come in directly without routing buyers through competing agents. Offers come through SimpleOffer with full visibility. Your role is to guide your client through what comes in, not to manage friction that does not need to exist.
If your seller already claimed their PropertyPage
As more sellers discover PropertyPage on their own, you may get brought in after a listing is already started. That is a good sign, not a complication. Ask your client to add you as their agent on the listing. From there you build out the Home Facts Report, complete the media, and set the MLS description exactly as you would from scratch. The seller stays involved and in control, which is exactly how it should work.
The bottom line
Your expertise is what your client hired you for. PropertyPage makes that expertise visible to every buyer before they ever walk through the door.
PropertyPage is a free, transparent real estate marketplace. Neutral platform infrastructure, not a brokerage.
